A premium assisted living apartment complex in Leatherhead, Surrey, has benefitted from a high-performance subfloor preparation system from UltraFloor, helping contractors meet a demanding programme while delivering exceptional flooring finishes throughout the development.
The 4,500sqm project, completed by flooring experts Midlands Flooring, involved the installation of a wide range of floor coverings across private apartments, communal areas, corridors, dining spaces, offices, kitchens and recreational areas within the high-quality assisted living complex.
Given the nature of the development, the flooring specification needed to provide durability, safety, slip resistance, and ease of maintenance, while remaining suitable for elderly residents, including wheelchair and walker users.
To achieve this, Midlands Flooring selected a complete subfloor preparation system from UltraFloor, including:
The floor preparation process involved mechanically grinding the substrate before carrying out moisture testing. With readings above 75% RH, UltraFloor DPM IT was applied to control moisture before the surfaces were primed and smoothed using Level IT Two. Certain areas were also pumped using Level IT Renovate to ensure a high-quality, level finish across the extensive development.
Level IT Two continues to set the benchmark for modern smoothing underlayments, offering a trusted solution that combines consistent performance with ease of application. Developed with real-world installations in mind, this mid-strength, two-component leveller features a high-flow formulation that allows for quick, efficient coverage while maintaining exceptional surface quality.
Level IT Two stands out for its excellent flow and workability, spreading effortlessly across a variety of subfloors including concrete, sand/cement screeds and underfloor heating systems. Suitable for depths of 2-12mm and formulated to tolerate moisture, it performs reliably across a wide range of applications. Its low-odour, protein-free composition also makes it ideal for sensitive environments such as healthcare and education settings, ensuring minimal disruption and a safer working environment.
Developed for the renovation of existing floors, Level IT Renovate is fibre reinforced for added strength and to minimise the risk of hairline cracks. Suitable for deep applications from 3-40mm, Level IT Renovate is multi-purpose for extensive use and boasts excellent flow properties, making this flexible and versatile floor leveller ideal for a wide range of flooring substrates.
A wide variety of floor coverings were then installed throughout the scheme, including luxury vinyl tiles in apartments in communal areas, Forbo sheet vinyl in toilets and communal areas, Altro sheet vinyl in kitchens and service areas, carpet solutions in bedrooms and offices, bespoke carpets in reception and dining areas, sisal flooring in lounge spaces, and entrance matting throughout key access points.
Despite favourable working conditions, the project required close co-ordination with multiple trades operating simultaneously on site.
One of the biggest challenges was achieving completion within a strict eight-month programme, particularly as much of the flooring installation relied on preceding trades finishing their work before areas could be accessed.
