UltraTile restores historic Grade II listed building

UltraTile were delighted to partner with Opus Tile Restoration to restore the beautiful geometric tiled entranceway at Skelton Hall.


Skelton Hall is a Grade II listed building located In York. This magnificent building has undergone many guises since it was built in 1814 including a RAF base during the second World War.

During this period Skelton Hall was divided into two separate properties, before being reunited in 1997 when the two owners decided to sell their wings to a sole owner.

Since then, the passionate owners have taken on the challenge to preserve, restore and honour this beautifully unique building.

The Challenge

Skelton Hall’s iconic geometric hallway had become damaged over the years, with approximately 5,000 pieces missing completely.

Opus Tile Restoration and the homeowners were united in their vision to restore the hallway back to its former glory. After a year of intensive research, Opus Tile Restoration managed to source the best reclaimed match for the large geometric hallway tiles, however due to the age of the building, many of the tiles needed to be altered to match the existing measurements.

In addition, the products used to install the reclaimed tiles needed to deliver a durable solution so the stunning new hallway can be admired by future generations to come.

The Solution

With years of experience restoring historical buildings, Opus Tile Restoration, knew a tailor-made approach, utilising UltraTile materials, was the only way forward.

UltraTile ProLevel Two floor leveller was used to prepare the subfloor before ProFlex SPES tile adhesive and ProGrout Flexible were used to fix and grout the tiles.

ProLevel Two is a two-part, mid-strength smoothing underlayment that has a set time of just 2.5 hours. Suitable for internal use, ProLevel Two is exceptionally flexible and moisture tolerant and with its 1 bag to 1 bottle mixing ratio, is very simple and easy to mix on-site.

ProLevel Two has been formulated to sustain daily trafficking, and like all products in the UltraTile range, comes with a lifetime guarantee, giving you confidence and trust that projects will last for years to come.

Ideal for use with a wide variety of popular tile choices, ProFlex SPES standard set flexible adhesive can be applied to depths of 3-20mm, is classified as S1 in accordance with EN 12004 and has a high level of deformation for greater tolerance to movement.

To complete this heritage project, ProGrout Flexible was used in Grey to grout the reclaimed tiles – the perfect product to complement the stunning tiles used at this historic location.

Available in 14 gorgeous tones to suit all designs and tastes, ProGrout Flexible is suitable for use with all tile types and can be washed down easily with minimal effort. Designed for areas where movement and vibration is likely, ProGrout Flexible is suitable for joint widths up to 20mm, is mould resistant, and will set in just 12 hours.

Furthermore, ProGrout Flexible has been developed using ColourShield Technology – a process which involves the addition of a specialist additive for lasting colour protection.


Opus Tile Restoration completed this project to such a high standard that they have been shortlisted for ‘Best Heritage Project’ at the 2024 Tile Association Awards.
